WHO WE ARE:  Invite Only Real Estate Group is a real estate buying group which provides members with purchasing opportunities they could not obtain individually. Due to the substantial group buying power of both our group and of our national partners (in the hundreds of millions), we are able to offer our members sizeable discounts and excellent financing options on choice properties in hot and emerging markets.

WHAT WE DO:  Essentially, if a property meets our specific criteria, our national partners will hammer down the builder pricing from its public set point to the lowest possible release price. Once they are certain the pricing and terms have become financially attractive enough to interest our group, it is released.  Due to property allure and very attractive pricing, most of our releases sell out very quickly.

WHY DEVELOPERS GIVE US DISCOUNTS: From the developer’s perspective, it makes sense to cut down the prices substantially for the group because they save time (and can thus move onto another project to make more money) and marketing money. Typically, approximately 40% of the start up costs of a development are spent in marketing.  So if we believe in a project, and save them money up front, we simply require that they pass that savings on to our members for believing in the vision.

DO BUYERS JOINTLY BUY PROPERTIES? NO! We are middle men. If we find a property which meets our criteria that we think may be attractive to our members, we will negotiate a group discount based on our members purchasing a block of properties.  Basically, a VOLUME PURCHASE DISCOUNT.  When a property is released to our members, each individual offering purchases the property of their choice at the GROUP DISCOUNT.

WHAT’S OUR TRACK RECORD: Our national partners have had an amazing intuitive knack for tracking down the “next big thing” in real estate. They were buying in Vegas before the boom, in Phoenix before the boom and in Cabo San Lucas before other groups bumped up the prices. Everyone knows there’s never a guarantee in real estate, but we have repeatedly managed to stay consistently ahead of the masses. That’s where we prefer to be.

WHEN WE BUY: Generally, ahead of the masses.  We typically offer properties at the first or initial phases of pre-development and pre-construction projects, and we are frequently given access to projects before they are even released to the public.

WHY JOIN US:  It is our belief that investors need an attractive alternative to simply purchasing local real estate.  For instance, in Vegas in 2007, property depreciation is getting worse by the day with no end in sight, right?  No matter how you stack it, it’s not pretty.  So, we’d like to point out that there’s far more to the United States than just what is outside your backdoor. So, if you meet the membership requirements, we  can provide you with an investment alternative.

WHAT’S UNIQUE ABOUT US: Our offerings. While we have a strong national presence, we are a private, member only group, and distribute information about our offerings only to qualified group members. We aren’t on TV. or the radio. We don’t have a property every 5 minutes or always available.   We sell out of our properties quickly because we are very discerning in what we offer. We must be certain we see a project as a good bet that  is very attractively priced before we will offer it.
